The Stetson

Located in the heart of Downtown Scottsdale’s Entertainment District, The Stetson consists of two separate multifamily projects that bookend a stretch of their namesake street.  Withey Morris led community outreach and entitlement efforts to successfully process two separate rezoning applications, both with a variety of Amended Development Standards, to help make the projects a reality.  Located just steps away from employment, dining and nightlife options, the dual projects added a much needed “live” component to the live/work/play lifestyle sought by the downtown area.  The 5-story buildings with ground level retail opportunities replaced dated office buildings and barren sidewalks with new buildings  and vastly improved streetscapes and landscaping to enhance the walkability of the area.

Pinnacle Club

Withey Morris obtained land use entitlements to enable the development of a new, 5-story multifamily project with roughly 165 units and 8,000 sqft of ground floor retail / restaurant uses.  The project, which replace a dated 2-story office building, has a podium level amenity deck including a pool, spa, shade cabanas and barbeque areas, as well as a private residents-only roof-top patio with views to Camelback Mountain.

The Local

One of the first, and largest, “big box” grocery stores at the time of completion in 1956, this old Bashas’ site had since fallen into disrepair with zero landscaping, a sea of surface parking and minimal connection to the surrounding community.  WM obtained land use entitlements to enable the redevelopment of the site including over 40,000 sqft of new retail uses, and new pad drive-thru use, and a new 5-story, multifamily project with roughly 200 units.  The project includes a significant adaptive reuse component including the reuse of the trademark “fin” sign.

Crescent Highland

A 5-acre high-end mixed-use project located at the southwest corner of 16th Street and Highland Avenue in Phoenix invokes a minimalist sensibility of mid-century modern design. The development features a single building with 4 and 5-level stacked residential units connected to a 1-level commercial space on the ground floor along the arterial street. The building wraps a 6-level deck structure parking, plus one level below grade with direct access to residential units from each level.

Providence on Central

A multi-family community located at the northwest corner of Central Avenue and Mountain View Road in the City of Phoenix. This development includes three levels of luxury apartments situated over a one-level parking garage.

Riverwalk at Rio Salado

A 13-acre high-end multi-family community located south of Washington at Center Parkway in the Papago Park Center in Tempe. This community consists of four-story wood frame buildings over one level of below ground parking designed around a central courtyard concept.


Luxury multi-family residential community located on 10-acre parcel at the southeast corner of Dobson and Germann Roads in Chandler. The residential development includes a clubhouse, resort style swimming pool, outdoor lounge, play equipment, patio amenities, and more.
